Property prices across the Greek islands rose further in the second quarter of 2026, with Crete posting the strongest annual increase among the island regions.
International demand remained robust, led by buyers from the United States. According to Spitogatos, average selling prices across the islands reached €2,941 ($3,427) per square meter between April and June, up 5.9 percent year-on-year.
Crete property prices record the strongest annual increase
Average property prices in Crete climbed 6.9 percent to €2,250 per square meter, the largest annual gain among the regions surveyed. The increase extends a longer-term trend, with average selling prices on the island rising by about 50 percent over the past five years, according to Spitogatos analysts.
Demand was especially strong in Chania, Rethymno, Heraklion and Lasithi. The Ionian Islands also recorded solid growth, with average prices increasing 5.9 percent to €2,531 per square meter. Paxos and Kefalonia posted the strongest gains within the region.
US buyers lead foreign demand
Americans generated the highest level of foreign interest in Greek island homes during the quarter, followed by buyers from the United Kingdom, Germany, the Netherlands and France.
Most overseas interest centered on the Cyclades, Dodecanese and Crete, while Greek buyers also showed strong demand for homes in the Cyclades. Within the island group, Amorgos and Antiparos recorded the largest annual increases in selling prices.
Antiparos prices move above Mykonos
Antiparos reached a notable milestone as its average selling price surpassed that of Mykonos, long considered one of Greece’s most expensive and internationally prominent property markets.
The shift points to growing demand for smaller Cycladic destinations beyond the country’s traditional luxury hotspots.
Property prices rise across several Greek island markets
In the Sporades, Skiathos recorded the highest selling prices, followed by Alonissos, Skyros and Skopelos. In the Dodecanese, Patmos had the highest average asking prices, ahead of Astypalaia and Kalymnos.
The data suggest that demand is broadening across Greece’s island property market, with buyers increasingly looking beyond the best-known destinations.
