CityGate Centre in Naperville, basically a village created by the vision of Greek- American John Calamos in the suburbs of Chicago, is experiencing top occupancy, and business is booming among its different sectors.
Today, its 241,206 square-foot Class A office building at 2135 CityGate Lane is nearly ninety percent occupied. For context, suburban Chicago office vacancies overall reached a record high of 29.7 percent last quarter.
“What makes CityGate Centre really stand out is it is really like an urban neighborhood with sophisticated amenities, but it’s located in a more serene, suburban environment,” Senior Vice President and Director of Real Estate Ken Witkowski told Greek Reporter. “It’s the sophistication of the city in the serenity of the suburbs.”
CityGate Centre is home to Hotel Arista, the only Forbes-recommended, AAA Four Diamond hotel in Illinois outside of Chicago city limits. “No other suburban hotel has achieved the accolade of Hotel Arista. It is known for its luxury guest rooms as well as its distinct event and catering,” Starr Lycos McCaffery, Head of Brand and Marketing Communication for Calamos Real Estate LLC, said in speaking to Greek Reporter.
“Its meeting and banquet rooms are frequented for both business meetings and social events, such as weddings and philanthropic galas,” she added. “It is a Hall of Fame wedding venue on theknot.com and has been named Best of Weddings every year since 2012.”
In 2022, the Forbes Travel Guide, the only global rating system for luxury hotels, restaurants and spas, awarded Hotel Arista with a Forbes Travel Guide Recommended award, and its Arista Spa & Salon received a Four Star award. The site’s pedigree is further buoyed by its direct access to and visibility from I-88, and proximity to both O’Hare International and Midway International airports, each about a 45-minute drive, and DuPage Airport, just a 15-minute drive.
Calamos’ CityGate Centre plans for the near future
Starr Lycos McCaffery told Greek Reporter that atop the residential apartment building is a planned 40,000 square-feet rooftop event space that will help meet community demand for larger events.
Currently, events of ten to five hundred can be accommodated throughout CityGate Centre in private event spaces at Hotel Arista, CityGate Grille, Tap In Pub and Che Figata, but some events that have been held here since 2008 grew beyond current capacity.
“Beyond the event center, in the world of real estate development, ‘near future’ is a relative term,” she explained.
“We currently have three in-fill lots ranging from about 2 acres to 4 acres at CityGate Centre, plus 27 acres across the street to the north of CityGate Centre that are ready for development.
“For Calamos Real Estate LLC, the boutique agency that manages CityGate Centre among other properties, we hope to expand on servicing other owners and tenants in other Chicagoland communities with brokerage, property management and construction management services, both commercial and select residential,” Starr Lycos McCaffery told Greek Reporter.
