A budget of approximately €1 million can buy a newly built apartment of around 100 square meters or a considerably larger older home in Athens’ northern and southern suburbs, according to a property market assessment by Premier Realty.

The findings, reported by the Athens-Macedonian News Agency on October 19, compare properties in upscale neighborhoods, including Kifisia, Filothei, Psychiko, Voula and Glyfada.

The study examines homes priced between €900,000 and €1.1 million, highlighting differences in size, age and potential renovation costs.

New Apartments Offer Less Space

For properties built since 2020, the median apartment size in Kifisia is approximately 140 square meters, compared with 100 square meters in Filothei and Paleo Psychiko.

Along the Athens Riviera, newer apartments in Ano Voula have a median area of 137 square meters, compared with 105 square meters in Kato Voula, closer to the coast.

In Glyfada, the corresponding figures are 135 square meters in the upper section and 118 square meters in the coastal area.

Newer maisonettes offer additional space, with median sizes ranging from 124 square meters in Kato Voula to 161 square meters in Ano Voula.

The figures indicate that properties farther from the coast generally offer more space within the same price range.

Older Homes Offer More Space but Higher Costs

Homes built between 2000 and 2019 are considerably larger in several areas.

In Ekali, older maisonettes have a median area of 450 square meters, while the corresponding figure in Kifisia is 317 square meters.

In the southern suburbs, median sizes reach 258 square meters in Ano Voula and 229 square meters in Kato Voula. In Ano and Kato Glyfada, they stand at 226 and 208 square meters, respectively.

However, Premier Realty estimates renovation and energy-upgrade costs at €500 to €1,000 per square meter.

For a 300-square-meter property, that could mean an additional €150,000 to €300,000, depending on the work required.

The company also identifies higher maintenance expenses for larger properties, particularly those with gardens, swimming pools and elevators.
