A small Greek island near Patmos has entered the property market with an asking price of $5 million. Strongylo, an undeveloped islet in the Dodecanese, offers three natural beaches and potential for tourism or private residential development.

The island covers approximately 219,000 square meters (54 acres) and lies north of Lipsi, within the Arkioi island group. Its location in the southeastern Aegean places it close to Patmos and Leros, while access is possible only by sea.

The property is being marketed through a specialist island-sales platform as an opportunity for a buyer seeking privacy and a development project in the Mediterranean.

Three Beaches and Potential for Development

According to the property listing, Strongylo remains largely undeveloped, preserving its natural landscape and vegetation. The island has three natural beaches, including a sheltered sandy stretch measuring about 110 meters (360 feet).

The listing presents the property as suitable for a private estate or a high-end eco-resort. However, any construction would depend on the relevant planning rules, permits and approvals. The advertised development potential does not guarantee that specific projects would receive authorization.

The island also contains the stone ruins of an old house and a well. Its listing mentions a natural water source and the possibility of connecting to the electricity network on nearby Marathos. These features could be relevant to future development, although their practical availability and the costs involved would require independent assessment.

Strongylo has historically served as a natural shelter for sailors during storms. Its secluded setting and proximity to other Dodecanese islands are among the features highlighted in the sales material.

Access From Patmos and Leros

Reaching Strongylo requires a boat, either privately owned or arranged through a water taxi. Nearby Leros offers air connections with Athens, while Patmos and Lipsi provide access to the wider island region.

The surrounding area attracts visitors interested in swimming, sailing and exploring the Dodecanese. Patmos is also known for its religious and cultural heritage, including sites recognized by UNESCO.

For a prospective buyer, however, the island’s isolation presents practical considerations alongside its appeal. Transport, utilities, water supply and any construction work would need careful planning before a development could proceed.

The Johnny Depp Connection Remains Unclear

Strongylo has previously appeared in international news because of reports linking it to Hollywood actor Johnny Depp.

In 2015, Greek and international media reported that Depp had purchased the island for €4.2 million($4.73 million). Those reports cited a real estate consultancy involved in the alleged transaction.

The current ownership situation remains unclear, however, and the available reports do not establish whether Depp still has any connection to the property. His reported purchase should therefore not be treated as confirmation of its present ownership.

For now, the advertised asking price is $5 million. Whether Strongylo becomes a private retreat or a tourism project will depend on the eventual buyer, the legal status of the property and the approvals required for any proposed development.
